Our client saw an opportunity to bring a prominent, disused former government building back into productive use as much-needed residential accommodation in the heart of Aberystwyth. The scheme adds significant value — both economically for the client and in terms of regenerating a landmark building in a highly sought-after central location. With the apartments yet to come to market, the development is well positioned to attract strong interest given its exceptional town centre setting.

The scheme delivers 42 apartments across two elements: 18 new-build units within a purpose-designed extension, and the remaining 24 created through the sensitive conversion of the existing former government building. The mix includes one, two, and three-bedroom apartments, with the three-bedroom units positioned as penthouses on the upper floor — offering the finest views across Plas Crug Avenue. The project required the team to balance the demands of new-build construction alongside the complexities of working within and around a substantial existing structure.
